Block Manager

About the Role

Our client, a well-established property management company, is seeking a diligent and organised Block Manager to oversee a portfolio of residential apartment blocks in and around Norwich . This role involves ensuring the efficient day-to-day management of these properties, including service charge collection, contractor management, site inspections, and resident liaison. You will be the primary point of contact for leaseholders and service providers, ensuring a high standard of property maintenance and compliance within the managed blocks in Norfolk . The successful candidate will possess excellent organisational and communication skills.

Key Responsibilities

• Manage a portfolio of residential blocks, ensuring compliance with leases and relevant legislation.
• Oversee the budgeting and collection of service charges, and manage accounts effectively.
• Appoint, manage, and evaluate contractors for maintenance, repairs, and cleaning services.
• Conduct regular site inspections of managed properties, identifying and addressing any issues.
• Serve as the primary point of contact for leaseholders, responding to enquiries and resolving disputes.
• Organise and manage major works projects, including obtaining quotes and ensuring completion.
• Maintain accurate records and ensure compliance with health and safety regulations.

Requirements

• Previous experience in block management or residential property management is essential.
• Strong understanding of leasehold law, service charge administration, and landlord & tenant legislation.
• Excellent organisational, time-management, and problem-solving skills.
• Proficient in using property management software and standard office applications.
• Good communication and interpersonal skills, with the ability to build relationships with leaseholders and contractors.
• Full UK driving license and access to a vehicle for site visits.
