Job Description
Building Surveyor - Asset Appraisal Location: North London Rate: £32.45 per hour Umbrella Contract: Initial 6 months Working Arrangement: Hybrid Carrington West is recruiting for an experienced Building Surveyor - Asset Appraisal to join a Local Authority Housing Investment Team in North London on an initial 6-month contract. This is an excellent opportunity for a surveyor with strong stock condition and residential asset management experience, supporting the planning and delivery of investment programmes across a substantial housing portfolio.
Key Responsibilities
- Undertake detailed stock condition surveys across residential properties, communal areas, garages and other housing assets.
- Identify building defects and deficiencies and provide clear recommendations for remedial and future investment works.
- Prepare schedules of work, cost estimates and technical recommendations.
- Ensure stock condition information is accurately recorded and transferred to the Asset Management Database.
- Support the development of capital programmes, five-year investment plans and cost projections.
- Carry out feasibility studies and detailed surveys to determine viability, value for money and appropriate design solutions.
- Provide professional Building Surveying input into capital planning, option appraisal and investment prioritisation.
- Undertake HHSRS surveys and ensure works comply with relevant legislation, Decent Homes requirements and health and safety standards.
- Liaise with residents, contractors, consultants and internal stakeholders.
- Monitor property condition and identify recurring maintenance issues across the housing stock. The Ideal Candidate: You will have demonstrable experience of stock condition surveying across residential properties, ideally gained within social housing or a Local Authority environment. A Degree/HND in Building Surveying or equivalent is required, alongside a good understanding of asset management, Decent Homes, HHSRS and housing investment programmes. Experience using asset management databases and Schedule of Rates would also be highly beneficial.
