Birmingham / West Midlands | £70,000 – £80,000 + Package

We are recruiting for an experienced Commercial Manager to join an ambitious and growing contractor delivering long-term social housing refurbishment and planned works programmes across the West Midlands.

This is a key commercial appointment with responsibility for approximately £8million of live workstreams, predominantly covering planned refurbishment, kitchens & bathrooms and associated improvement works within occupied social housing environments.

The business has a strong pipeline of secured work, long-term contracts and genuine ambitions for continued growth, making this an excellent opportunity for somebody looking to take ownership of a significant commercial function and develop with the company.

The Role

As Commercial Manager, you will have overall commercial responsibility for a portfolio of social housing workstreams from procurement and delivery through to final account.

You'll work closely with operational teams, clients and senior management to ensure contracts are commercially controlled, risks are identified early and projects achieve their financial targets.

Your responsibilities will include:

Commercial management of circa £8m of workstreams

*

Managing multiple planned works and refurbishment contracts

*

Monthly CVRs, forecasting and financial reporting

*

Budget management and cost control

*

Subcontractor procurement and negotiation

*

Managing subcontractor accounts and payments

*

Applications, valuations and variations

*

Contractual and commercial risk management

*

Cash flow and margin management

*

Monitoring project performance against budgets

*

Client liaison and commercial meetings

*

Supporting operational teams with commercial decision-making

*

Final account negotiation and agreement

*

Identifying opportunities to improve commercial performance

You'll be expected to have a detailed understanding of your contracts and provide senior management with clear, accurate commercial information.

Your Background

We're particularly interested in candidates with a strong background in social housing refurbishment and planned maintenance.

Ideally, your experience will include:

Social housing refurbishment

*

Planned maintenance / planned works

*

Kitchen & bathroom replacement programmes

*

Occupied property refurbishment

*

Framework or long-term partnering contracts

*

Managing multiple concurrent workstreams

*

Strong CVR and forecasting experience

*

Subcontractor procurement and management

*

Excellent contractual and commercial knowledge

*

Client-facing commercial management

You could already be operating as a Commercial Manager, or you may be an experienced Senior Quantity Surveyor ready to step into a Commercial Manager position.

What matters is that you can take ownership of the commercial performance of the contracts rather than simply administer them.
