About the Role

Our client is seeking a highly organized and proactive Commercial Property Manager to oversee a diverse portfolio of commercial properties in Coventry . This role is essential for ensuring the optimal performance, maintenance, and tenant satisfaction across all managed assets. You will be responsible for day-to-day operations, financial oversight, and strategic planning for the properties under your charge. The successful candidate will have a strong understanding of commercial lease agreements, building maintenance, and tenant relations, playing a key role in maximizing property value and operational efficiency within the West Midlands region.

Key Responsibilities

• Manage all aspects of commercial property operations , including rent collection, service charge administration, and vendor management.
• Conduct regular property inspections to ensure compliance with health and safety regulations and identify maintenance needs.
• Develop and manage annual operating budgets, focusing on cost control and revenue enhancement for properties in Coventry .
• Handle tenant inquiries, concerns, and lease negotiations, fostering positive and long-term relationships.
• Oversee and coordinate repairs, maintenance, and capital improvement projects, ensuring minimal disruption to tenants.

Requirements

• Proven experience in commercial property management or a closely related field.
• Solid understanding of commercial lease agreements , property law, and best management practices.
• Demonstrated ability to manage budgets and financial reporting effectively.
