About the Role
Our client is looking for a proactive and dedicated Commercial Property Manager to oversee a portfolio of properties in and around Birmingham . In this role, you will be responsible for the day-to-day management of commercial assets, ensuring high tenant satisfaction, operational efficiency, and maximizing property value. You will act as the primary point of contact for tenants, contractors, and stakeholders, managing lease agreements, service charge budgets, and maintenance schedules. Key Responsibilities
- Manage all aspects of commercial property operations, including maintenance, repairs, and health & safety compliance.
- Develop and manage annual service charge budgets, ensuring cost-effectiveness and value for money.
- Oversee tenant relations, respond to queries, and ensure adherence to lease terms.
- Conduct regular property inspections to identify and address any maintenance or operational issues.
- Liaise with external contractors, managing service agreements and performance.
Requirements
- Proven experience in commercial property management, with a strong understanding of lease agreements and landlord/tenant law.
- Excellent organizational and time-management skills, with the ability to prioritize effectively.
- Strong negotiation and communication abilities, with a focus on building positive tenant relationships.
- Familiarity with property management software and maintenance reporting systems.
- A degree or professional qualification in property management, surveying, or a related field is advantageous.
