About the Role

Our client is seeking an experienced and proactive Commercial Property Manager to oversee a diverse portfolio of properties in the Birmingham area. This role involves the day-to-day management of commercial real estate assets, ensuring optimal performance, tenant satisfaction, and adherence to all legal and company standards. You will act as the primary point of contact for tenants, vendors, and stakeholders, balancing operational efficiency with strategic asset enhancement. This is a critical role for someone who thrives on managing multifaceted operations, combining on-site presence with remote coordination and reporting, contributing to the successful management and growth of the client's property investments.

Key Responsibilities

• Manage all aspects of property operations, including leasing, maintenance, tenant relations, and financial reporting for a portfolio of commercial properties .
• Conduct regular property inspections to ensure high standards of maintenance, safety, and compliance.
• Oversee and manage vendor contracts, including negotiating terms and ensuring quality of service delivery.
• Respond promptly and effectively to tenant inquiries and concerns, fostering positive and long-term relationships.
• Develop and manage annual operating budgets for each property, controlling expenses and maximizing profitability.
• Coordinate with leasing agents to ensure high occupancy rates and implement effective marketing strategies.

Requirements

• Proven experience as a Property Manager , with a strong focus on commercial real estate.
• Demonstrable knowledge of property management software, leasing agreements, and landlord-tenant laws in the UK .
• Excellent communication, negotiation, and interpersonal skills.
• Strong financial acumen, including budgeting, financial reporting, and expense control.
• Ability to handle multiple properties and priorities effectively, requiring both on-site visits and remote work capabilities.
• A relevant professional qualification or degree in a property-related field is advantageous.
