About the Role

Our client is seeking a diligent and detail-oriented Commercial Property Surveyor to join their esteemed team in Birmingham, West Midlands . This role is critical in providing expert advice on a wide range of commercial properties, ensuring compliance, valuation, and effective management. You will be involved in surveys, dilapidations, lease negotiations, and advising clients on property acquisitions and disposals. The position offers a fantastic opportunity to work with a varied client base and a diverse portfolio of commercial assets, contributing significantly to their investment strategies and property maintenance efforts within the vibrant West Midlands region.

Key Responsibilities

• Conducting detailed building surveys, including condition reports, dilapidations assessments, and schedules of condition.
• Providing expert advice on property valuation, acquisitions, disposals, and investment opportunities.
• Negotiating lease terms and managing landlord and tenant relations to ensure smooth occupancy.
• Ensuring all properties under management comply with relevant health, safety, and environmental regulations.
• Preparing technical reports and recommendations for property improvements, repairs, and maintenance.
• Liaising with clients, legal professionals, contractors, and other stakeholders throughout property transactions and management processes.

Requirements

• Professional qualification as a Chartered Surveyor (MRICS) or equivalent RICS qualification.
• Minimum of 3 years' experience in commercial property surveying, with a strong understanding of the Birmingham and wider UK market.
• Demonstrated expertise in conducting building surveys and providing technical advice.
• Excellent report writing, analytical, and negotiation skills.
• Knowledge of property law, building regulations, and construction methods.
