About the Role

Our client is seeking a proactive and detail-oriented Commercial Property Surveyor to join their thriving practice in Coventry . This role is crucial for managing and advising on a diverse portfolio of commercial properties, ensuring optimal performance and client satisfaction within the West Midlands . You will be responsible for a range of surveying duties, including lease administration, property maintenance oversight, and advising clients on investment strategies. The successful candidate will be adept at navigating the complexities of the commercial real estate sector and building strong client relationships.

Key Responsibilities

• Conduct regular property inspections to assess condition, identify maintenance needs, and ensure compliance with health and safety regulations.
• Manage and administer commercial leases, including rent reviews, lease renewals, and resolving tenant disputes in line with UK property law .
• Oversee planned preventative maintenance schedules and coordinate reactive repairs, managing external contractors effectively.
• Provide strategic advice to property owners and investors on asset enhancement, disposals, and acquisition opportunities within the Coventry area.
• Prepare comprehensive reports on property performance, market conditions, and proposed works for clients.
• Ensure all property management activities align with the client's investment objectives and the firm's professional standards.

Requirements

• Qualified as a Chartered Surveyor (MRICS or FRICS) or holding a degree in a relevant property-related field.
• Demonstrable experience in commercial property management and surveying, with a strong understanding of the West Midlands market.
• Knowledge of lease agreements, service charge management , and landlord and tenant legislation.
• Excellent negotiation, communication, and client management skills.
• Proficiency in property management software and Microsoft Office Suite.
• Ability to manage multiple projects simultaneously and meet tight deadlines.
