About the Role

Our client is seeking a diligent and experienced Commercial Property Surveyor to join their established team in Birmingham . This role is crucial for managing and advising on a diverse range of commercial properties, ensuring compliance, maximizing value, and overseeing maintenance. You will conduct property inspections, advise on lettings and acquisitions, and manage dilapidations claims. The position offers a blend of office-based strategy and on-site assessment, contributing to the effective management of a significant property portfolio within the vibrant West Midlands region.

Key Responsibilities

• Conduct detailed property inspections and surveys, assessing condition, identifying defects, and recommending remedial actions.
• Manage and advise on lease agreements , rent reviews, and service charge administration for commercial properties.
• Prepare and negotiate schedules of dilapidations and advise on repair obligations.
• Assist in the acquisition and disposal of commercial properties, providing valuation advice and due diligence.
• Ensure all properties comply with relevant health, safety, and environmental regulations.

Requirements

• Qualified Surveyor with MRICS or FRICS accreditation.
• Proven experience in commercial property management and surveying.
• In-depth knowledge of landlord and tenant legislation and contract law.
• Strong negotiation and communication skills.
• Ability to travel across the region as required for site visits and client meetings in Birmingham and surrounding areas.
