Lettings Manager

Lettings Manager | Harrogate | £35,000+

I’m working with an established property business in Harrogate that is looking for an experienced Lettings Manager to join their team.

This is a genuinely varied role covering both lettings management, ideal for someone who enjoys having ownership of their portfolio and building strong relationships with landlords and tenants.

The role will include:

• Conducting market appraisals and advising landlords on pricing and marketing
• Managing the lettings process from instruction through to tenancy commencement
• Handling referencing, Right to Rent checks and tenancy documentation
• Advising landlords on legislation, compliance and available services
• Managing the ongoing tenancy and acting as the key contact for landlords and tenants
• Coordinating maintenance, repairs and contractors
• Carrying out property inspections and arranging follow-up works
• Managing inventories, check-ins/check-outs and deposit deductions
• Overseeing property compliance including gas, electrical, EPC, fire safety and alarms
• Monitoring certificates and ensuring renewals are completed on time
• Managing rent collection, arrears and debtor control alongside the Accounts team
• Dealing with queries and resolving issues quickly and professionally

What they’re looking for:

• Previous experience within residential lettings or property management
• Strong knowledge of lettings legislation and compliance
• Excellent communication and customer service skills
• Strong organisation and ability to manage a busy workload
• Confidence dealing with landlords, tenants and contractors
• A proactive, solutions-focused approach
• Full UK driving licence and access to a vehicle
