Job Description
MEP Project Director
Listed Leisure & Stadium Refurbishment
Tier 1 Building Services Contractor
London
£120,000 - £125,000 + Package
A tier-one Building Services contractor is looking to appoint a mechanically biased MEP Project Director to lead a major listed sports and leisure refurbishment in Greater London.
The business is strengthening its London and Home Counties leadership team and requires a senior project lead to take ownership of a technically complex scheme from pre-construction through to completion.
The initial phase is valued at approximately £25m and will involve the comprehensive refurbishment and modernisation of a landmark 1960s sports and leisure venue. The MEP scope sits alongside major building-fabric works, including roof and window upgrades, while the facility will be fully decommissioned during the construction programme.
A potential future stadium phase could increase the overall project value to approximately £35m - £40m, creating a long-term opportunity for the successful candidate.
The scheme is currently in PCSA, with contract conversion expected later this year and an overall programme of approximately two and a quarter years.
Key Responsibilities
- Act as the overall MEP project lead, reporting directly to the Regional Director.
- Lead the mechanical delivery strategy across pre-construction, procurement, installation, commissioning and handover.
- Work alongside an established Senior Electrical Project Manager to ensure fully integrated MEP delivery.
- Manage the project team, specialist subcontractors and supply-chain partners.
- Lead programme development, resource planning and delivery sequencing.
- Oversee design coordination, technical submissions, buildability reviews and installation strategy.
- Manage procurement, long-lead items, package scope and commercial risk.
- Take ownership of NEC Option A commercial and contractual obligations.
- Monitor cost, programme, risk, quality and project performance.
- Chair client, consultant, commercial and project progress meetings.
- Coordinate MEP delivery with the main works, heritage requirements and wider refurbishment programme.
- Oversee testing, commissioning, completion and handover activities.
- Maintain high standards of health, safety, quality and environmental compliance.
What We’re Looking For:
- Proven experience as an MEP Project Director, Senior Project Director or Senior Project Manager.
- Strong mechanical Building Services background.
- Experience leading major MEP refurbishment or complex redevelopment projects.
- Detailed working knowledge of NEC Option A contracts.
- Experience managing programme, risk and commercial delivery under a fixed-price contract.
- Leisure, stadium or complex public-venue experience would be highly advantageous.
- Experience working on listed buildings, heritage-sensitive projects or complex refurbishment environments.
- Strong leadership skills with the ability to manage senior teams and specialist subcontractors.
- Excellent commercial awareness, client-facing ability and stakeholder-management skills.
- Ideally based within Greater London or Kent due to the project location and access requirements.
