About the Role
We’re looking for an experienced Small Works Project Manager to take responsibility for the delivery of maintenance, response works and small projects across a busy military estate. This is a site-based, operational role where you’ll oversee works from initial planning through to completion, making sure everything is delivered safely, on time, to the required standard and within budget. You’ll work closely with contractors, end users, DIO and other key stakeholders, while providing technical oversight and ensuring all works meet the required statutory and MOD standards.
Key Responsibilities
Manage the delivery of small works, maintenance and response projects across Chicksands and RAF Henlow. Plan, coordinate and oversee works through to successful completion. Review Risk Assessments, Method Statements and Safe Systems of Work. Ensure all works comply with relevant statutory, health & safety and MOD requirements. Oversee compliance relating to asbestos, legionella, working at height and confined spaces. Manage contractors and monitor quality, performance, cost and programme. Act as the Single Point of Contact (SPOC) for end users, dealing with technical queries and resolving issues. Build strong relationships with DIO, contractors, end users and other stakeholders. Monitor project costs and ensure works provide value for money. Identify and manage project risks, issues and potential delays. Support forward maintenance planning and identify opportunities for improvement. Manage complaints and ensure issues are resolved professionally and within appropriate timescales. Coordinate teams and resources to ensure works are delivered effectively.
We’re looking for someone with:
Proven experience managing planned and reactive maintenance and small works projects. Experience overseeing day-to-day FM operations. A strong understanding of Safe Systems of Work and FM compliance. Experience managing contractors and monitoring supply chain performance. Knowledge of asbestos, legionella, working at height and confined spaces. Good commercial awareness and experience managing project costs. Strong communication and stakeholder management skills. The ability to manage multiple priorities within a busy operational environment. A Level 4 Facilities Management qualification or equivalent technical experience. An HNC/HND in Building Services, Mechanical Engineering or Facilities Management, or membership of a professional body such as IWFM, would be advantageous.
