We are currently working with a structural and civil engineering consultancy delivering projects across London, Kent and Essex. As we expand our multidisciplinary offering, we are looking for a Chartered Building Surveyor to strengthen our team.
Key Responsibilities
Building Surveys and Inspections
Undertake building condition surveys, RICS Home Survey Level 2 and Level 3 inspections, and pre-acquisition technical due diligence on residential, commercial and mixed-use properties. Prepare clear, well-evidenced reports in accordance with RICS professional standards, setting out condition, defects, risks, remedial recommendations and indicative costs. Carry out schedules of condition and feasibility assessments to support refurbishment, extension and change-of-use projects. Defect Diagnosis and Remediation
Investigate and diagnose building defects including damp, water ingress, cracking, roof and cladding failures, and timber decay, working closely with Imperium’s structural engineers where structural input is required. Specify appropriate remedial works and prepare repair specifications and schedules of work. Advise on building pathology, materials performance and the condition of building fabric and envelope. Dilapidations
Prepare and respond to schedules of dilapidations, quantified demands and Scott Schedules, acting for landlords or tenants. Provide expert opinion and support in negotiations and dispute resolution where required. Compliance and Statutory Matters
Advise clients on compliance with the Building Regulations, planning requirements, fire safety and accessibility legislation. Maintain awareness of the Building Safety Act 2022 and the higher-risk building regime, advising clients on duty holder responsibilities where relevant. Prepare planned preventative maintenance plans and lifecycle cost assessments for property owners and managing agents. Act as a primary point of contact for clients, building strong long-term relationships and providing responsive, commercially aware advice. Prepare fee proposals and scopes of service, and contribute to bids and marketing activity. Identify opportunities to cross-sell Imperium’s structural and civil engineering services, supporting integrated project delivery. Ensure all work complies with RICS Rules of Conduct, professional statements and Imperium’s quality management procedures. Maintain professional indemnity awareness, recording advice and limitations clearly in reports and correspondence. Mentor and supervise junior and graduate surveyors, including acting as Counsellor or Supervisor for APC candidates. Complete and record CPD in line with RICS requirements.
