Commercial Manager Office-Based | Main Contractor | New-Build Construction | Permanent We are working with an established and successful main contractor to recruit an experienced Commercial Manager to join their team on a permanent, office-based basis. The Role

As Commercial Manager, you will take responsibility for the commercial management and performance of the division, overseeing new-build projects valued at up to £20 million and ensuring strong commercial control, effective financial management and the successful delivery of project objectives. Working closely with operational colleagues and senior management, you will provide commercial leadership, identify opportunities to improve profitability and ensure projects perform in line with agreed budgets, forecasts and business expectations. This is an office-based position, ideally suited to someone who enjoys working collaboratively, making commercial decisions and taking ownership of divisional performance. Your responsibilities will include:

• Taking responsibility for the overall commercial performance of the division.
• Overseeing the commercial management of new-build construction projects valued at up to £20 million.
• Providing commercial leadership, direction and support to the commercial team.
• Monitoring project profitability, budgets, costs, forecasts and cash flow.
• Identifying commercial risks and opportunities to maximise margins and financial performance.
• Making key commercial decisions and advising senior management on project and divisional performance.
• Reviewing, negotiating and managing construction contracts and subcontract agreements.
• Overseeing subcontractor procurement, tendering and commercial negotiations.
• Managing valuations, applications for payment, variations, payments and final accounts.
• Ensuring accurate and timely commercial reporting, forecasting and financial analysis.
• Working closely with operational teams to improve project delivery and commercial outcomes.
• Building and maintaining strong relationships with clients, subcontractors and suppliers.
• Supporting commercial strategy, process improvements and best practice across the division.

About You

We are looking for an experienced commercial professional with a strong main contracting background and the ability to take ownership of commercial performance across a portfolio of new-build construction projects. You will ideally have:

• Previous experience as a Commercial Manager, Senior Quantity Surveyor or in a similar senior commercial role.
• Strong experience working for a main contractor within the construction industry.
• Experience in new-build construction projects.
• The ability to oversee projects valued at up to £20 million, whether individually or across a portfolio.
• A proven understanding of commercial management, financial control and project profitability.
• Experience managing and supporting commercial teams.
• A thorough knowledge of construction contracts, subcontract procurement and commercial negotiations.
• Strong financial, analytical and reporting skills.
• The ability to identify risks, maximise commercial opportunities and make sound business decisions.
• Excellent communication, negotiation and relationship-building skills.
• A proactive, commercially minded approach, with the confidence to take ownership of divisional performance.
