About the Role
Our client is seeking a proactive and skilled Commercial Property Manager to oversee a portfolio of commercial properties in and around Birmingham . This role requires a hands-on individual adept at managing tenant relations, maintenance, leasing, and financial aspects of commercial real estate assets. You will be the primary point of contact for tenants and stakeholders, ensuring properties are well-maintained, occupied, and financially successful. The ideal candidate will bring a strong understanding of commercial property operations and a commitment to maximizing asset value and tenant satisfaction within the vibrant Birmingham business landscape.
Key Responsibilities
- Manage day-to-day operations of a diverse portfolio of commercial properties , including office buildings, retail spaces, and industrial units.
- Oversee tenant relations, addressing inquiries, resolving disputes, and ensuring lease compliance.
- Coordinate and supervise maintenance, repairs, and capital improvement projects to ensure properties are kept in excellent condition.
- Manage the leasing process, including marketing vacant spaces, conducting viewings, negotiating lease terms, and coordinating move-ins.
- Prepare and manage annual budgets for each property, monitor expenditures, and ensure timely rent collection.
- Conduct regular property inspections and implement strategies to enhance property value and tenant retention.
Requirements
- Proven experience as a Property Manager , with a significant focus on commercial real estate.
- Strong knowledge of property management software, leasing agreements, and landlord-tenant laws in the UK.
- Excellent communication, negotiation, and interpersonal skills.
- Demonstrated ability to manage budgets, oversee maintenance, and handle tenant relations effectively.
- Experience in the Birmingham commercial property market is highly desirable.
- A relevant qualification in property management, business, or a related field is a plus.
