Commercial Property Manager

About the Role

Our client is seeking a highly organized and proactive Commercial Property Manager to oversee a portfolio of properties in the vibrant Birmingham, West Midlands area. This role is critical for ensuring the smooth day-to-day operation, maintenance, and financial performance of commercial real estate assets. You will be the primary point of contact for tenants, vendors, and stakeholders, managing lease agreements, service charge budgets, and building operations. The ideal candidate possesses strong leadership qualities, excellent communication skills, and a deep understanding of property management best practices to maintain high tenant satisfaction and asset value.

Key Responsibilities

• Manage all aspects of commercial property operations, including leasing, tenant relations, maintenance, and financial reporting for properties in Birmingham .
• Develop and manage annual operating budgets, service charge reconciliations, and capital expenditure plans.
• Conduct regular property inspections to ensure high standards of maintenance, safety, and compliance with regulations.
• Oversee vendor contracts, negotiate service agreements, and ensure timely and cost-effective delivery of services.
• Handle tenant inquiries, resolve issues promptly, and foster positive long-term tenant relationships.
• Coordinate with leasing agents and legal counsel on lease negotiations and renewals.

Requirements

• Proven experience as a Property Manager , preferably with commercial real estate assets.
• Solid understanding of lease agreements, building systems, and property maintenance best practices.
• Demonstrated ability to manage budgets, control costs, and improve operational efficiency.
• Excellent communication, negotiation, and interpersonal skills.
• Familiarity with relevant UK property laws and health and safety regulations.
