Project Director – Small to Mid-Scale Projects
The Role
We are looking for an ambitious and commercially minded Project Director to join a growing workplace design and build team, focusing on small to mid-scale workplace fit-out and refurbishment projects.
This is an end-to-end role covering sales, pre-construction and project delivery, with responsibility for developing opportunities, leading the commercial and pricing process, and overseeing projects through to successful completion.
Projects will typically be small to mid-scale workplace fit-out and refurbishment schemes, generally around 6,000 sq ft.
Key Responsibilities
Sales & Business Development
Identify, develop and secure new project opportunities.
Build strong relationships with new and existing clients.
Lead pitches, presentations and commercial proposals.
Understand client requirements and develop solutions that meet their brief, budget and timescales.
Manage opportunities from initial enquiry through to contract award.
Develop and maintain a strong pipeline of future opportunities.
Pre-Construction & Commercial
Lead the pre-construction process, including estimating, pricing, specifications and procurement planning.
Develop accurate cost plans and maintain control of project margins.
Work closely with design and delivery teams to ensure projects are commercially viable and deliverable.
Coordinate project programmes, specifications and key pre-start activities.
Assess and manage commercial and project risks.
Ensure projects are properly prepared and commercially agreed before moving into delivery.
Maintain strong financial control throughout the project lifecycle.
Project Delivery
Take overall responsibility for projects from commencement through to completion.
Maintain oversight of programme, quality, costs and client expectations.
Work closely with the wider project and construction teams to ensure successful delivery.
Manage client communication and project meetings.
Monitor project performance and proactively resolve issues as they arise.
Manage variations, procurement and final accounts.
Ensure projects are delivered to the required quality, budget and timescales.
Oversee handover, snagging and project close-out.
About You
We are looking for someone with a background in sales, business development, pre-construction, estimating or commercial roles, ideally within workplace fit-out, construction, interiors or a related environment.

Package:
Salary circa £70,000, depending on experience.
