Property Manager – Residential Lettings

Great property management is about more than keeping on top of maintenance and compliance, it’s about making sure landlords know their investment is in safe hands and tenants receive the service they expect. As our Property Manager, you’ll take ownership of a growing portfolio while helping us shape and develop the service we provide as our lettings business expands.

At The Avenue Estate Agents, we’ve built our business around combining experienced local property professionals with strong central support and systems. Our lettings division is growing, and this is an opportunity to join us at an important stage, taking responsibility for the day-to-day management of our portfolio while having a genuine influence on how we do things as we continue to scale.

What’s in it for you

The opportunity to take ownership of a growing residential portfolio within an ambitious independent agency. Bupa healthcare and a workplace pension, subject to eligibility requirements. Paid annual leave, plus your birthday off. Christmas bank holidays that don’t come out of your annual leave entitlement. Your responsibilities as Property Manager

Take day-to-day ownership of a portfolio covering fully managed and other service levels, adapting your involvement to each landlord’s chosen service. Coordinate repairs and maintenance from initial report through to resolution, keeping landlords, tenants and contractors informed throughout. Oversee tenancy and property compliance, making sure required certificates, inspections, records and actions are completed within the appropriate timescales. Manage rent arrears and tenancy-related issues, maintaining clear communication and escalating matters where required. Coordinate property inspections and ensure any resulting maintenance, safety or tenancy actions are followed through. Manage tenancy changes and end-of-tenancy processes, including check-outs, deposits and disputes. What we’re looking for in a Property Manager
