About the Role
Our client is seeking a highly organized and experienced Property Portfolio Manager to oversee a diverse portfolio of residential and commercial properties in Bristol and the surrounding regions. This critical role involves managing all operational, financial, and tenant-related aspects of the properties to ensure optimal performance and value appreciation. You will be responsible for liaising with tenants, managing maintenance and repairs, overseeing budgets, and ensuring compliance with all relevant regulations. Key Responsibilities
- Manage the day-to-day operations of a portfolio of properties, ensuring high standards of upkeep and service.
- Oversee tenant relations, including lease negotiations, rent collection, and issue resolution.
- Coordinate and manage all maintenance, repairs, and refurbishment projects.
- Develop and manage property budgets, including service charge accounts and financial reporting.
- Conduct regular property inspections and ensure compliance with health, safety, and legal standards.
- Identify opportunities to enhance property value and tenant satisfaction.
Requirements
- Minimum of 5 years of experience in property management, preferably with a diverse portfolio.
- Strong understanding of property law, lease agreements, and building maintenance.
- Excellent financial acumen, including budgeting and reporting skills.
- Superior communication, negotiation, and problem-solving abilities.
- Proficiency in property management software.
- Experience within the Bristol property market is a plus.
