About the Role

Our client seeks a meticulous and proactive Property Portfolio Manager to oversee a diverse portfolio of residential and commercial properties in Cardiff . This role is essential for ensuring the optimal performance, maintenance, and tenant satisfaction across all managed assets. You will be the primary point of contact for property owners and tenants, managing all aspects of property operations. The ideal candidate will possess strong organizational skills, a keen eye for detail, and a comprehensive understanding of property management best practices within the Welsh property market.

Key Responsibilities

• Manage a portfolio of properties, ensuring high occupancy rates and tenant satisfaction.
• Oversee all aspects of property maintenance, repairs, and upgrades, coordinating with contractors and service providers in Cardiff .
• Conduct regular property inspections to ensure compliance with safety regulations and lease agreements.
• Process rent collection, manage arrears, and handle tenant inquiries and disputes professionally.
• Prepare financial reports, including budgets, income statements, and expense tracking for each property in Wales .
• Develop and implement strategies to enhance property value and maximize rental income.

Requirements

• Proven experience in property management, ideally within the UK market.
• In-depth knowledge of landlord-tenant laws and property management regulations in Wales .
• Strong financial acumen and experience with budgeting and financial reporting.
• Excellent communication, negotiation, and problem-solving skills.
• Proficiency in property management software.
• A relevant qualification such as ARLA or equivalent is advantageous.
