About the Role

Our client is seeking a dedicated and organized Residential Property Manager to oversee a portfolio of properties in and around Cardiff . This role is crucial for ensuring the smooth operation and profitability of rental properties, managing tenant relationships, coordinating maintenance, and ensuring legal compliance. You will be the primary point of contact for both landlords and tenants, working proactively to address issues and maintain high standards of property care and tenant satisfaction within the vibrant Welsh capital.

Key Responsibilities

• Manage a portfolio of residential properties, acting as the main point of contact for landlords and tenants.
• Conduct property inspections, arrange and oversee maintenance, repairs, and renovations.
• Screen prospective tenants, conduct referencing, and manage tenancy agreements and move-in/move-out processes.
• Collect rent, manage service charges, and handle any arrears or disputes promptly.
• Ensure compliance with all relevant landlord and tenant legislation in Wales.
• Provide regular financial and performance reports to property owners.

Requirements

• Previous experience in Property Management or a related field is essential.
• Solid understanding of UK residential letting laws and best practices.
• Excellent organizational and time-management skills.
• Strong communication and interpersonal abilities, capable of managing tenant and landlord relationships effectively.
