About the Role

Our client is seeking a proactive and organized Residential Property Manager to oversee their portfolio of properties in Cardiff . This essential role involves managing all day-to-day aspects of property operations, ensuring tenant satisfaction, and maintaining property standards. You will be the primary point of contact for tenants and landlords, handling inquiries, resolving issues, and coordinating maintenance and repairs. This position requires a strong understanding of the Welsh property market and a commitment to providing exceptional service to all stakeholders, operating from a central office base in the heart of the city.

Key Responsibilities

• Manage a portfolio of residential properties, ensuring high occupancy rates and tenant retention.
• Conduct regular property inspections, documenting condition and identifying maintenance needs.
• Coordinate and oversee repairs, maintenance, and refurbishment works, liaising with contractors.
• Process rental payments, manage arrears, and handle tenant queries and complaints efficiently.
• Ensure all properties comply with relevant landlord and tenant legislation and safety regulations.
• Develop and maintain strong relationships with landlords, providing regular updates and market advice.

Requirements

• Proven experience in property management or a related role within the real estate sector.
• Knowledge of UK tenancy laws and regulations, particularly those specific to Wales .
• Excellent organizational, time-management, and communication skills.
• Ability to handle challenging situations and resolve conflicts effectively.
• Proficiency in property management software and standard office suites.
