Role Overview

The Senior Property Manager will be responsible for managing a diverse portfolio of residential and mixed‑use properties while leading client relations, compliance, and operational excellence. This role combines hands‑on management with strategic oversight and team leadership.

Key Responsibilities

• Portfolio Management
• Oversee daily operations across a portfolio of residential, commercial and student accommodation properties.
• Ensure all sites meet compliance standards, including health & safety, fire safety and environmental regulations.
• Conduct regular property inspections, manage maintenance works and coordinate with contractors and suppliers.

Client Relations

Act as the primary point of contact for landlords, tenants and clients, maintaining strong and transparent communication.

Resolve tenant issues efficiently and professionally while upholding company values and service standards.

Manage tenancy renewals, rent reviews and lease compliance.

Financial & Administrative Oversight

Oversee rent collection, arrears management and service charge budgets.

Prepare and monitor property budgets, forecasts and financial reports.

Approve invoices and support finance teams with reconciliation and audits.

Leadership & Team Development

Mentor and support junior property managers and administrative staff.

Oversee training, performance and professional development initiatives.

Collaborate cross‑functionally with sales, marketing and technology teams to improve client experience.

Process Improvement & Technology Adoption

Champion the use of Haventria’s PropTech platform for efficient property and community management.

Identify opportunities to streamline operations and enhance service delivery through digital tools.

Requirements

• Minimum 5+ years’ experience in property or block management (residential or mixed‑use).
• Sound understanding of UK property legislation, leasehold management and health & safety compliance.
• Experience in managing teams and multiple client accounts.
• Excellent communication, negotiation and problem‑solving skills.
• Strong organisational and time management abilities.
• Proficient in property management software (knowledge of PropTech platforms a plus).
• Membership of ARLA, RICS or IRPM (preferred but not mandatory).
