Service Manager – Hard Facilities Management | York
£38,000–£42,000 | Permanent | Full-time | Site-based
HVAC Recruitment is looking for an experienced Service Manager to coordinate planned and reactive building maintenance across a complex operational estate in York. A technical FM management role with ownership of compliance, contractors, minor works, commercial performance and customer service.
The role
- Oversee PPM, reactive repairs, statutory maintenance and small works.
- Manage maintenance operatives and suppliers, ensuring staff competence and safe working arrangements.
- Review RAMS, permits to work, maintenance records and CAFM reporting.
- Monitor delivery against KPIs, cost targets and contractual requirements.
- Resolve operational issues, support stakeholders and provide technical guidance.
- Prepare initial cost estimates for minor works and assist forward maintenance planning.
About you
- Strong technical background in building services, mechanical/electrical or hard FM maintenance.
- Experience supervising teams, subcontractors and safe systems of work.
- HNC or equivalent experience in a building, civil, electrical or mechanical discipline.
- Management-level Health & Safety qualification such as SMSTS.
- Good CAFM, Microsoft Office and stakeholder management skills.
- Willingness to undertake relevant specialist authorisation training.
