Job Description
We are looking for a Small Works Manager oversees minor M&E projects-typically ranging from a few thousand pounds up to around £500,000
Core Responsibilities
Project Delivery: Manage multiple small-to-medium works concurrently from initial scoping/survey to final handover. Financial & P&L Management: Track project costs, build estimates/quotations, manage budgets, and monitor Profit & Loss (P&L). Health & Safety (H&S): Write and review RAMS (Risk Assessments and Method Statements), manage CDM Regulations, and oversee permit-to-work or isolation procedures. Contractor & Labour Coordination: Supervise internal engineering teams, line-manage operational staff, and procure/manage external subcontractors. Client & Stakeholder Liaison: Act as the main point of contact for clients, provide progress updates, and resolve technical or site-level issues. Documentation & Handover: Produce completion reports, operation and maintenance (O&M) manuals, and sign-off documentation.Essential Requirements & Qualifications
Experience: Typically 3 to 5+ years in a small works, building maintenance, contracts management, or facilities project role. Technical Knowledge: Strong understanding of M&E (mechanical and electrical). Health & Safety Certifications: Often requires SMSTS (Site Management Safety Training Scheme) and a CSCS Black/Gold Card. Driving Licence: A full UK driving licence is normally essential due to multi-site travel. IT & Admin: Proficiency in Microsoft Office (Excel, Word) and project or maintenance management software. Salary £55,000 Company Car Monday to Thursday 08.00 to 16.30 with a 30-minute lunch break Friday 08:00 to 15:30 25 days holiday + stat days + Birthday Pension - contribution 3% Other benefits included
